
Grand Projects renovates an existing
building and constructs building addition for a new concept upscale
Neighborhood Grocery Store and its tenants.
The Task
Grand Projects’ challenge was to transform an
abandoned 1980’s vintage 25,000 square-foot suburban grocery store with
peeling painted concrete block walls and a leaky roof into an upscale
neighborhood-style grocery with “big store“ departments such as fresh
meat/seafood, organic foods, pharmacy and on-site bakery/deli with fresh
sushi in 100 DAYS!!!

The roof was upgraded with additional
insulation and topped with a single-ply membrane for increased energy
efficiency. |

New windows and EIFS (exterior insulation
and finish system) were applied to the building exterior to completely
transform this tired old
building into a warm and inviting retail store.

Architectural colored and textured sidewalks
were installed linking this facility to a new 6,000 SF addition housing
a coffee shop,
liquor/wine store and other retail space. |

Most of the existing interior construction
was completely removed to accommodate an improved contemporary floor
plan with open
ceilings to the roof structure.

High efficiency lighting was designed to
provide quality light levels with minimal energy usage and still display
fresh food products in
Nature’s colors. |

New HVAC and refrigeration equipment was
installed. |

Fire sprinkler systems were upgraded. |
 |
Restrooms were redecorated and modified in
conformance with current ADA standards. |
 |
The Owners’ criteria included unique floor
finishes with high durability and minimal maintenance. Grand Projects
partnered with local
flooring specialists to provide an attractive durable seamless system
that not only concealed the extensive floor patches necessary for
installing new under floor mechanical and electrical systems but also
leveled out the old well-worn existing floors. |

The project developer contracted with Grand
Projects to provide construction and design expertise as a member of the
development team that consisted of store operations staff, store designers,
and architect/engineer design professionals.
Grand Projects led the team through this fast
tracked project with preliminary work starting before final plans were
available. This was necessary to achieve the nearly impossible goal of
opening the store in 100 days from the start of reconstruction in spite of
numerous design changes along the way. The result became a high end
Neighborhood Grocery store with all of the amenities for this ambitious
developer delivered by Grand Projects in 100 days!
